Real Estate Investors
who have a workable business plan, or for whom we can find the right
property, who are not sure if they will qualify by normal lender's
standards, or who have been turned down, now have a second chance
in profiting through real estate investments with the new and unique
program of Allied Mortgage Realty. We are finding private investors
in wraparound mortgages who are willing to take a greater risk,
by normal lender's standards, in helping motivated and sincere real
estate investors acquire the right kind of property.
Here is how it works:
Since we are primarily
engaged in real estate finance, we are finding investors who would
be willing to help out those people who fall just a little short
of normal lender's guidelines. When interest rates are in the 6%
range for a 30 year home loan, lenders tend to become more conservative
with their applicants.
We help you find the
home or investment property that you would most likely qualify for
in view of your income and debts. You would make a commitment with
a deposit to purchase the property if we can get an investor to
help you out. The investor would then purchase the property for
you and then transfer an equitable interest in it with a wraparound
mortgage from him. In essence, you would become a property owner
and make your mortgage payments to the investor at the lowest possible
payments amortized over 30 years. In case you are refinancing your
home, the investor would simply be the new mortgage company to make
payments to.
The best news is that
as a home buyer we would try to get you into l00% financing with
the investor and in addition have the seller contributing most of
your closing costs. We are not talking theory here, as we can show
you nice homes in the $250,000 range in the Los Angeles Area where
the buyers did not only get 100% financing, but only paid $800 at
final closing. Normal overall costs are two points(2%) of the loan
and another two to four thousand in closing costs.
We can also show real
estate investors properties that were acquired with almost 100%
financing, less than $1,000 at closing, that within 30 days after
acquisition produced a strong positive cash flow. It doesn't get
any better than this.
If you have seen infomercials
on TV that tell you about seminars in how to get into those kind
of deals, don't risk thousands of dollars, because with that kind
of money and our help you could actually be acquiring property,
rather than just be left on your own with a some questionable theories.
The area that we primarily
work in is the San Fernando Valley in the Los Angeles Area, but
there might be possibilities to work with properties in all of Southern
California. If, however, you are a large real estate investor, we
might consider working outside of California.
