THE AUTHOR

Dan Bell lived in his first oceanfront property on Pleasure Island, North Carolina in 1995. Two years later, the ground floor of his home was knee-deep in sand after Hurricane Fran.

After six hurricanes, he's still on the island although he lives in a third floor condo with nothing but parking on the ground floor.  

Dan's an attorney and writer who has published short stories. His first novel is A Jury Of One's Own. For relaxation he takes his sailboat Irish Eyes out on the ocean.

Almost everything is different oceanfront. To avoid potential disaster, a buyer of coastal real estate must ask a special set of questions. This book provides answers for the potential buyer, builder, and  renovator of single-family homes and condos. It also has a section on insurance.  

The potential buyer is urged to carefully inspect design and construction, from the pitch of the roof to the elevation of the living area.  

The builder and renovator must be aware of numerous government regulations. A stricter building code, shoreline setback, and flood zone requirements are a few of the mandatory requirements. A neglected permit can be expensive at best, fatal at worst. This book tells you who to call and what to ask.   

An oceanfront condo buyer need not worry about permits. However, to avoid having the dream become a nightmare, the wise condo buyer must ask questions before the closing. How strong is the homeowners association? Do my neighbors rent out weekly, or live in permanently? The chapter on condos tells how to find the answers to these questions and many more.   

The final chapter explains why you may need three different policies of insurance for flood, wind, and fire. It contains all the details on the federally-backed flood insurance, such as qualifications, limits, and rates, and explains the best way to find the least expensive homeowner's insurance. Bottom line - if you can't insure it don't buy it.
